 e have designed the College City Homes, Inc. Homeowners Manual to assist our customers during and after the purchase of their homes. The information it contains will answer many questions and prepare you for each step of the new home experience, making this exciting time easier. In addition to guiding you through the process of purchasing and building your new home, this manual provides homeowner maintenance guidelines and detailed discussion of our limited warranty commitments, component by component.
We hope that by supplying you with this information in advance, you will have a clear understanding of what to expect from College City Homes during the building process, future warranty and service of your new home.
We provide a brief synopsis of our Homeowners Manual for your review. Should you wish the full manual, you may request one and we will be happy to forward it to you either by email or the regular mail.

Section 2 – Purchasing your home (9 pages) Section 2 explains the legal documents you will review and sign during the purchase of your new home. They include the Purchase Agreement, the Addenda and the Home Pricing Worksheet. Please read the Purchase Agreement and all attachments carefully. Your New Home Consultant will assist you with any questions you may have.
Section 3 – Applying for Your Loan (5 pages) Section 3, "Applying for Your Loan" contains hints and information on the loan process. Once the Purchase Agreement has been signed, finalizing the details for financing is next. To assist you, we recommend lenders that are familiar with new construction.
Section 4 – Design and Selections (8 pages) This Section explains what your role and your responsibilities are in the design and selection process. The design phase typically involves two required meetings: the Plan Review Meeting and the Pre-Construction Meeting. The first required meeting is your Plan Review Meeting where you can review your preliminary plans and construction specifications. Your New Home Consultant and our designer will work with you to customize the plans and specifications for your new home before the construction process begins. The second required meeting is your Pre-Construction Meeting where you can review your final home plan and specifications. This section also explains the selection process for your new home. Section 5 – Construction of Your Home (11 pages) This Section describes the facts and features of the construction phase with CCH's quality control standards. It is during the construction phase that your third required meeting occurs, the Rough-In Meeting. At this time, you will meet with the Job Superintendent, your New Home Consultant and various sub-contractors to go through your home to verify mechanical and electrical layouts based on your home design and selections. Prior to visiting the job site please read Section 5, "Construction of Your Home" for comments on safety, security, and work in progress.
Section 6 – Homeowner Orientation/Walk-through (11 pages) In this Section, you will learn about your fourth required meeting, Homeowner Orientation. This meeting has two purposes. The first is for our College City Home's representative to review the features of your home, discuss maintenance and limited warranties. The second is to walk through your home and confirm that we have delivered your new home at the same level of quality shown in our models. Section 7 – Closing on Your Home (3 pages) The fifth required meeting is the Closing of Your Home. The documents you will sign and other important details about the closing process are discussed in "Closing on Your Home," Section 7 of this manual. Guidelines to assist you in preparing for closing and move-in are also included.
Section 8 – Caring for Your Home (88 pages) Many of your responsibilities as a homeowner are discussed in "Caring for Your Home," Section 8. Even though we are determined to give you a defect free home at closing, we cannot assure you that future adjustments will not be required. For this reason, we offer a warranty backed by a dedicated service program. College City Homes, Inc. also has some responsibilities under the terms of our Limited Warranty. We suggest you familiarize yourself with the maintenance your home will need and our commitment to you for warranty service. This section gives tips and suggestions on how you as a homeowner can maintain and take care of items in your home along with service and warranty guidelines from College City Homes.
